PROPOSED REVENUE BOND FINANCING
BY THE HOUSING AUTHORITY OF THE CITY OF NEWNAN
FOR THE BENEFIT OF ORACLE NEWNAN 2018, LP

RELATING TO A PROJECT IN THE CITY OF NEWNAN, GEORGIA

YOU ARE HEREBY NOTIFIED that at 10:00 a.m. on the 12th day of February, 2021, S. Mark Mitchell, Esq., Hearing Officer of the Housing Authority of the City of Newnan (the "Hearing Officer") will conduct a public hearing (the "Hearing") via Zoom videoconference, which videoconference was accessible to the public via the internet by visiting https://hklaw.zoom.us/j/91339109539 or telephonically by dialing the toll-free number 877-853-5257, Meeting ID: 913 3910 9539, a Hearing in accordance with Georgia law due to the COVID-19 pandemic and related emergency declaration made by Governor Kemp of the State of Georgia on April 2, 2020, as amended and supplemented concerning the issuance by the Housing Authority of the City of Newnan (the "Issuer") of not to exceed $18,000,000 in aggregate principal amount of tax-exempt revenue bonds (the "Bonds"), the proceeds of which will be loaned to Oracle Newnan 2018, LP, a Georgia limited partnership (the "Borrower"), to finance, in whole or in part, the acquisition, construction and equipping of a residential rental project consisting of an approximately 96-unit condominium townhome development located at the intersection of Grieson Trail and McIntosh Parkway, across from the entrance to the Chastain Park condominiums in Newnan, Georgia to be known as "McIntosh Woods" (the "Project").  The Borrower will be the initial owner of the Project and expects to sell condominium townhome units to qualifying tenants following the maturity of the Bonds.

The Bonds will not constitute an indebtedness or general obligation of the City of Newnan, Coweta County, the State of Georgia or of any county, municipal corporation or political subdivision thereof, and will be payable solely from revenues derived from the Borrower and pledged to the payment thereof.

Any person interested in the proposed issuance of the Bonds or the nature or location of the Project to be financed from the sale of the Bonds, may be heard at such Hearing.
